Torremolinos, Benalmádena, Fuengirola or Málaga: where to buy on the Costa del Sol

Vista de la ciudad y el mar en la Costa del Sol

In short: Málaga city centre if you want urban life and long-term rentals. Torremolinos for the beach and a quick link to the airport. Benalmádena for families and new builds. Fuengirola if you want a very international setting with every service nearby.

When someone tells me “I want to buy on the Costa del Sol”, my first question is: what for? Looking for a family home is not the same as looking for a rental flat or an off-plan investment. These are the four areas where I work most, explained the way I would explain them to a client.

Málaga city centre

This is the choice if you want city life: culture, restaurants, work and everything within walking distance. Málaga has become a hub for tech companies, and you can see it in the demand for long-term rentals. Prices per square metre are among the highest in the area and supply is tighter, especially in the old town.

Torremolinos

This is where most of my work is. It has beaches, a seafront promenade, a commuter train and the airport a few minutes away, which matters a lot to people who travel often. There is plenty of variety: from studios near the beach, where many first-time investors start, to larger apartments in quieter areas.

Benalmádena

A popular choice for families. It combines residential areas, schools and services with the marina and the beach. Between Benalmádena and Fuengirola you also find much of the new-build stock I work on with developers, both completed and off-plan.

Fuengirola

Probably the most international town on the coast. You will hear many languages in the street and find every kind of service. It has a long promenade and good train links, and it suits people moving from abroad who want to feel at home from day one.

What about price?

It depends a lot on the area, the condition and the views. To give you an idea of the range I work with: from around €150,000 for a studio in Torremolinos to about €1.5 million for a new-build penthouse in El Higuerón. What matters is not the area average, but whether that particular home is priced at market value.

How we decide

Before showing anything, I agree three things with the client: what the home is for, how much they want to spend in total (taxes included), and what they won’t compromise on, such as being near the beach or a school. With that, the area almost chooses itself.

If you are torn between two of these areas, get in touch and I’ll tell you what I would look at in your case.
